Upon receipt of the title search, obtained from
our abstractor, Ilene reviews the information provided and
processes the title commitment. After settlement instruments
are sent for recording. Once these documents are recorded
and returned to our office, she prepares the final title
policy for the mortgage company and new owner. She also
orders the title search, schedules closings, orders all
tax, water, sewer certifications and payoffs necessary to
prepare the files for closing.

Lona has been in the title industry since 1974.
She has enjoyed learning and being involved in all of the
different facets of the title business, starting with the
processing of the title commitments to the settlement phase
and the final component of issuing the title policy. She
has earned many awards and honors from various real estate
boards that she has been privileged to serve.
Lona's job is to process and examine title briefs that come
from the various title abstractors or searchers located
at the local county court houses. She also helps with preparing
the final title policy, for which title insurance is based
upon and she helps out with real estate closings and clearing
the title commitment for settlement. Since Lona has such
a varied and experienced background, she can also answer
many title questions that our employees have from our other
offices as well as the main branch.

As a settlement officer with Compass Abstract, Joyce performs day to day
work of HUD preparation, closings, disbursements, recording, scheduling and final policy preparation.
Her favorite part is maintaining contact with Brokers, Lenders, Real Estate Agents, Sellers and Buyers.
Prior to joining Compass Abstract, Joyce worked in real estate representing both buyers and sellers.
Joyce lives in Glenside with her husband, two of her four children and one active cat. She has a granddaughter and a grandchild that
is due in April, 2015. Joyce also loves to cook and bake in her free time.

After receiving a Bachelor's Degree at Long Island University, Hope attended
Adelphi University for their Paralegal Real Estate/Mortgage Program.
With 40 years experience in the Mortgage and Title Insurance Industry, she is familiar
with all aspects of the Real Estate Transaction, whether it be a Refinance, Purchase, Short Sale,
Construction Loan, 1031 Exchange, or a Reverse Mortgage.
Hope has a great deal of experience in the Mortgage industry. She has met with borrowers to take
their Loan Application, and has also worked in the Processing, Settlement, Post closing Departments
(including delivery of loan to investor along with Recorded Mortgages and Title Policies).
Hope also has gone full circle in the Title Industry from input of the title application, ordering
certifications, clearing title, to scheduling a date and time for all to meet for Settlement. At settlement,
she makes certain that the transaction is closed in accordance with the Lenders instructions, disburses proceeds
to all, and finally completes Settlement by forwarding Deed, Mortgage, and other related documentation to the Recorder
of Deeds.
Having knowledge of the entire Real Estate Transaction from beginning to end, Hope understands the importance
of working closely with borrowers, lenders and realtors to insure a memorable experience.
